BEHKO Group completed the redevelopment of 4500 Leeds Avenue in North Charleston, South Carolina, transforming a former Cummins engine testing facility into a state-of-the-art industrial warehouse. Partnering with Green Dock Partners, BEHKO delivered a 40,000-square-foot pre-engineered metal building designed to serve the next generation of tenants in one of the region’s premier logistics corridors.
The completed facility sits on 2.5 acres of laydown yard and features 28′ clear height, two loading docks, and four drive-in doors, with M-2 Heavy Industrial zoning that supports a wide range of operational uses. The site is strategically positioned just 0.5 miles from I-526, providing direct access to Port of Charleston terminals and the broader Lowcountry logistics network.
BEHKO’s design-build approach brought Green Dock Partners and PEMB manufacturer Kirby Building Systems into the process from the earliest stages, strengthening coordination throughout design and enabling an accelerated schedule from demolition through delivery. The result is a fully enclosed, weather-tight facility built to meet modern industrial and distribution demands.
This redevelopment reflects BEHKO’s broader work reimagining underutilized industrial sites across North Charleston, converting outdated infrastructure into turnkey facilities that expand capacity for the region’s growing logistics and distribution sector.
