Obelisk Real Estate Partners closed on an 821,250-square-foot industrial portfolio in Hanahan, South Carolina, earlier this month, one of the largest industrial deals to hit the Charleston market this year. When Obelisk shared the news, they thanked their brokers, their seller, and their own team. They also thanked BEHKO Group.
That’s not something you see every day. General contractors don’t usually get named in a deal announcement alongside the buyer, seller, and brokerage teams. For us, it’s a fair reflection of the kind of partner we try to be: one whose value shows up long before anyone breaks ground.
The Deal
Obelisk, led by Dustin Potter and Aaron Lazovik, bought the portfolio from CenterPoint Properties: a two-building industrial park at 5801 North Rhett Avenue, roughly 516,000 square feet, and a single 305,250-square-foot building at 1020 North Pointe Industrial Boulevard. CBRE’s Brendan Redeyoff and Bob Barrineau brokered the deal and have been retained to lease the 5801 North Rhett property, where nearly 319,000 square feet remains available for manufacturing, logistics, and distribution tenants.
Where BEHKO Came In
In their announcement, Obelisk called BEHKO “a trusted partner… from the very beginning,” and credited our team with “valuable relationships, industry knowledge, and resources beyond the traditional scope of their work.” They also thanked BEHKO’s VP of Business Development Paul Dicker by name for making the introduction that helped set this deal in motion.
That’s the role we try to play on every project: not a vendor who shows up once the paperwork is done, but a partner who’s already in the room helping the right people find each other. In this case, it meant putting our relationships and market knowledge in the Lowcountry to work before construction was ever part of the conversation.
Obelisk said it well in their own post: “Relationships matter in this business, and we appreciate partners who are always looking for ways to create value and connect the right people.” That’s the same thinking behind our Build-Ready approach on every job we take on. We don’t wait for a signed contract to start solving problems.
“Obelisk came to us early, and we treated it the way we treat every relationship: by looking past the immediate ask to figure out where we could actually move the needle,” said Jordan Behringer, one of the Managing Owners at BEHKO Group. “An introduction like this doesn’t happen because it’s part of a scope of work. It happens because you’re paying attention to what a partner actually needs.”
What Comes Next
The relationship doesn’t end with the introduction. Obelisk has chosen BEHKO Group as its build partner for tenant improvement projects across the Hanahan portfolio, so we’ll have a seat at the table as tenants move into the space at 5801 North Rhett Avenue. We don’t see ourselves as a general contractor that gets called once the big decisions are already made. We’d rather get involved early, whether that means an introduction, a piece of market knowledge, or a construction plan built around how a tenant actually operates.
Obelisk’s acquisition is a big win for their portfolio and for the Charleston industrial market as a whole. We’re proud to have played a part in making an introduction, and we’re looking forward to what’s next as we move into our role as the build partner on this deal.
