Story by Chris Beaudin / May 18, 2026

Every significant project begins with a conversation. For BEHKO Construction and SunCap Property Group, that conversation
started in Savannah, Georgia at an industry conference where two teams with complementary strengths found themselves speaking
the same language.
What began as introductions quickly evolved into something more substantive: a shared curiosity about how BEHKO’s build-ready
construction expertise could support SunCap’s ambitious development pipeline across the Southeast. When SunCap’s 119,600-
square-foot speculative industrial project at Ingleside Commerce in North Charleston came into view, BEHKO was invited to
the table, not just to bid, but to demonstrate the integrated approach that has quietly defined the firm for over three decades.
SunCap selected BEHKO. And the reason matters.
BEHKO was selected for Ingleside Commerce because of the firm’s ability to combine in-house architecture, structural engineering,
preconstruction, and construction into a single integrated design-build team focused on speed, precision, and execution. The project
required a partner that understands complex industrial development, can proactively navigate permitting and utility coordination in
the Charleston market, and can deliver practical, cost-conscious solutions without sacrificing schedule or quality.
BEHKO’s experience delivering industrial and logistics facilities throughout the Southeast, combined with a hands-on, relationship-
driven approach and deep local market knowledge, positioned the team to help move the project from concept to construction with a
high level of responsiveness, coordination, and accountability.
“We’re not building our reputation on signage or volume. We’re building it on the quality of our work and the depth of our client
relationships. SunCap understood that—and choosing to partner with us on Ingleside is exactly the kind of relationship we set out to
build.”
— Jordan Behringer, P.E., Managing Owner, BEHKO Construction
For SunCap, a firm that has completed over $8.1 billion in projects and holds an institutional standard for every development,
BEHKO’s approach was a natural fit.
The Project: A Class A Industrial Building for a Growing Market
The Ingleside Commerce project will deliver a 119,600-square-foot tilt-up concrete spec warehouse in one of the Southeast’s most
dynamic industrial markets. North Charleston sits at the intersection of major logistics corridors, with direct access to the Port of
Charleston and the region’s extensive highway network.
The new Palmetto Commerce Interchange, connecting I-26 directly to the Ingleside Commerce development, further elevates the
site’s strategic value for future tenants. The Class A spec building will be purpose-built to attract distribution, light manufacturing,
and logistics operators seeking modern, high-clearance industrial space in the Charleston market.
Tilt-up construction demands engineering precision at every phase. Concrete panels cast on-site and lifted
into place must meet exacting tolerances; even minor deviations can have compounding consequences.
“Tilt-up is a discipline where precision isn’t aspirational—it’s the baseline. Our team has the engineering depth and the field
experience to execute projects like Ingleside at the highest level. And the fact that SunCap shares those standards makes this
partnership genuinely exciting.”
— Razvan “Raz” Cojocaru, P.E., Managing Owner, BEHKO Construction
For SunCap, Ingleside Commerce joins an already impressive national portfolio of industrial and multifamily developments spanning
the Southeast, Northeast, and Mountain West regions. With its Charleston office actively driving speculative and build-to-suit
development across the lower Southeast, the addition of Ingleside Commerce represents SunCap’s continued conviction in the
Charleston market. For BEHKO, the project is both a validation of the firm’s technical expertise and a springboard for a relationship built on mutual trust
and aligned ambition.
“We’re excited to partner with a builder that brings an engineer’s mindset to every phase of construction. Our team is off to a strong
start and we look forward to a successful delivery.”
— Derek J. Mathis, Executive Vice President, SunCap Property Group
“BEHKO’s approach to industrial construction gives us complete confidence that this project will be delivered on schedule and to the
highest quality standards. We’re thrilled to partner with their team and look forward to another successful project right here in our
backyard.”
— Nick Starcevic, Director – Construction, SunCap Property Group
Construction on the Ingleside Commerce warehouse is underway. BEHKO will apply its full integrated methodology to the
project, embedding engineering oversight throughout the build, maintaining proactive client communication, and delivering the kind
of outcome that makes clients say, “I’m so glad we partnered with you.”
